Work involves coordinating with trades and maintenance employees or working independently to analyze and troubleshoot problems in BA system-controlled equipment, making appropriate adjustments to BA system software settings, and repairing and replacing hardware components. Work includes interpreting mechanical, electronic, and technical documentation; commissioning system components and troubleshooting identified issues from controllers to end devices; and completing all required work-order documentation. Work may include monitoring, testing, and adjusting pneumatic controls. Work is performed independently and reviewed upon completion by a supervisor for quality and timeliness.

   DISTINGUISHING CHARACTERISTICS:

     • Work is differentiated from the lower-level job based on responsibility for independently installing and commissioning BA system components and troubleshooting and resolving the digital, electronic, and mechanical issues with the components and the equipment controlled by the BA systems.

• Identifies and troubleshoots the electrical and mechanical issues of BA system-controlled equipment through review and navigation of the system, to include sequence of operations, equipment features and settings, and error and trend reports.

• Disconnects and dismantles electronic devices such as controllers and sensors and corrects defects by adjusting, repairing, or replacing parts or units and associated wiring.

• Commissions software on a point-by-point basis to ensure proper operation of equipment and troubleshoots, resolves, and retests issues that are identified.

• Provides technical support to trades and maintenance staff in central and remote locations in troubleshooting and resolving issues with BA system-controlled equipment.

• Reviews daily error and alarms log reports and determines appropriate software settings or equipment adjustments to maintain system performance.

• Interprets multi-view drawings, sketches, wiring diagrams, electrical and electronic block diagrams, sequence of operations, schematics, and manufacturers’ specifications for maintenance, repair, and installation assignments.

• Adjusts BA system software settings to maximize efficiency for fluctuations such as temperature, humidity, occupancy levels, time, and use.

• Performs diagnostics, equipment inspection, simulation testing, and related activities necessary to troubleshoot and resolve issues in the sequence of operations function.

• Assists with development of controls specifications by reviewing equipment design, establishing technical and performance requirements, and conducting on-site facility reviews.

• Provides technical guidance and support to BA system users, to include accessing and navigating the BA system, and interpreting sequence of operation, graphics, and data.

• Monitors, tests, and performs approved repairs on pneumatic controls, such as actuators, valves, and thermostats.

• Supports contractors in identifying and diagnosing BA system equipment malfunctions through reviewing error reports, diagnostic testing results, and conducting visible and audible examination of the equipment.

• Operates motor vehicles.

• Performs related work as required.

ENTRY LEVEL KNOWLEDGES, SKILLS, AND ABILITIES:

• Knowledge of BA system components, including industrial or commercial electronic controls and sensors.

• Knowledge of the methods, practices, and materials involved in the repair, operation, and maintenance of equipment controlled by BA systems.
