ASSISTANT MAINTENANCE SUPERINTENDENT (Housing)

 

Definition: This is administrative and technical work assisting in directing a complex program of building maintenance and heating and utility operations for a housing authority.

An employee in this class is responsible for assisting in directing the program of building maintenance and heating and utility operations for a housing authority. Major emphasis of the work is the day-to-day operations of the building maintenance, groundskeeping, and heating and utility plant programs. Employees are responsible for scheduling, staffing, and reviewing the day-to-day maintenance projects of the authority. Work also involves ensuring that materials are available at the project site and work is completed in an efficient and timely fashion. Supervision is exercised over a technical staff. Supervision is received from the Maintenance Superintendent and work is reviewed through a review of reports and personal inspections of projects.

Examples of Work Performed: Assists in planning, organizing, and coordinating a program of building maintenance, groundskeeping, and heating and utility operations for a housing authority.

Coordinates all building, electrical and mechanical maintenance and reviews work to ensure completion in an efficient and timely manner.

Participates in preparing the annual and special budgetary requirements for the maintenance program.

Schedules, staffs, and reviews the day-to-day maintenance projects of the authority.

Ensures that established operating standards applying to maintenance procedures, materials, equipment and performance of personnel are utilized on all maintenance projects.

Performs related work as required.

Knowledges, Skills, and Abilities: Thorough knowledge of the practices and techniques of the maintenance and construction trades, including plumbing, carpentry, masonry, electrical, painting and roofing.

Considerable knowledge of the codes, statutes, and regulations governing the maintenance and construction trades.

Considerable knowledge of the occupational hazards and safety precautions of the mechanical, electrical, and building trades.

Knowledge of the operation, maintenance, and repair of electrical, sewage, water, and refrigeration systems.

Knowledge of the practices and techniques of heating plant operations and maintenance.

Ability to supervise the work and training of trades and plant operations personnel.

Ability to maintain accurate and current records.

Ability to interpret plans, sketches, and drawings.

Ability to establish and maintain effective working relationships with supervisors, subordinates, tenants, and the general public.

Experience and Training: Four years of experience in the maintenance and repair or construction of buildings or facilities. College or technical school study with major emphasis on mechanical, electrical, or civil engineering or the engineering or construction technologies may be substituted on a year-for-year basis for the required non-supervisory experience.
