BUILDING MAINTENANCE FOREMAN (Housing)

 

Definition: This is skilled work supervising an assigned phase of a building and grounds maintenance program.

An employee in this class has responsibility for planning and supervising specific phases of a building or grounds maintenance program, or acts as the assistant to a maintenance supervisor in a general maintenance program. Work involves the supervision of varied groups of journeyman trades employes and sub-journeyman helpers engaged in a variety of building maintenance and groundskeeping tasks. The employee exercises considerable judgment within the scope of his assignment and receives general oral instructions or written job orders from a plant maintenance engineer or other supervisory officer. Work is subject to review through inspection of results or by the analysis of reports.

Examples of Work Performed: Supervises and assigns work to bricklayers, carpenters, and laborers performing general building repair work; inspects work for compliance with specifications.

Maintains records of employees’ time and materials used, and prepares reports of programs on specific assignments.

Makes inspections of buildings and grounds to determine repairs and maintenance needed.

Receives emergency maintenance calls and assigns tradesmen to make repairs.

Reads blueprints and specifications for various maintenance jobs; estimates materials and labor needed; requisitions materials and supplies as needed for maintenance work.

Performs related work as required.

Knowledges, Skills, and Abilities: Knowledge of the standard practices, processes, tools and materials involved in trades related to general building maintenance.

Knowledge of the occupational hazards and safety precautions of building maintenance and construction.

Skill in the care and use of the tools and equipment employed in building maintenance and repair work.

Ability to plan, assign, and supervise the work of a varied group of skilled and semi-skilled workers.

Ability to make and work from sketches or plans for improvement or alteration of buildings and equipment.

Ability to make accurate estimates to time and materials required for repair and maintenance work.

Experience and Training: Four years of experience at the journeyman level reasonably divided among at least two of the building; electrical, or mechanical trades, and such training as may have been gained through completion of the eighth school grade; or any equivalent combination of experience and training.
