JOB TITLE: HVAC AND BUILDING AUTOMATION TECHNICIAN TRAINEE

DEFINITION: This is entry level training work in heating, ventilation, and air conditioning (HVAC) mechanical systems and building automation (BA) systems.

An employee in this job participates in a 12 month structured and on-the-job training program designed to develop an understanding and competence in the mechanical systems and the BA systems in commonwealth facilities. An employee initially performs a limited range of duties with instructions to include preventative maintenance; routine repairs; assisting with complex repairs; and accessing and navigating the BA system for HVAC and refrigeration systems, equipment, and periphery devices. Work becomes increasingly more complex and performed with greater independence across a range of systems as learning progresses and mechanical and technical proficiency is acquired. Work assignments are reviewed in progress and upon completion for competence, understanding, and adhearence to established guidelines.

• Participates in a structured, on-the-job training program to develop proficiency in the trade practices and tools to support the maintenance and operation of mechanical and BA systems.

• Performs preventative maintenance on HVAC systems including changing air filters, cleaning coils, greasing bearings and motors, and cleaning condensers and evaporators.

• Performs preventative maintenance on furnaces, boilers, and unit heaters checking for leaks in oil and gas lines, cleaning filters and strainers in oil lines, and cleaning burner assemblies.

• Performs maintenance on steam systems including steam traps, steam separators, condensate pumps, air vents, heat exchangers, and radiators.

• Recovers and reclaims refrigerants for disposal in accordance with federal Environmental Protection Agency (EPA) rules and regulations.

• Assists with maintenance, repair, and reassembly of pumps and piping related to HVAC operations.

• Performs preventative maintenance and checks proper functioning of electronic components.

• Assists with adjustments to control signals for valves or dampers.

• Assists with replacement of system components such as relays, transformers, and sensors.

• Assists with repairing automated and pneumatic actuators and valves, and calibrating sensors.

• Assists with the replacement of control valves and chilled or hot water coils.

• Conducts routine repairs of BA system hardware that involve recurring standard steps applied to the disassembly, replacement, and testing of equipment parts, subassemblies, and assemblies.

• Assists with measuring, cutting, insulating, assembling, and sealing duct work.

• Installs basic ventilation or air conditioning units such as comfort coolers, window units, split systems, and similar equipment.

• Participates in larger system installation projects under direct supervision.

• Assists with the installation of new digitally controlled equipment to include hardware installation, testing, or software adjustments.

• Uses electrical meters to take voltage measurements of HVAC, refrigeration, and BA system equipment.

• Uses desktop and mobile devices to access BA systems and perform equipment monitoring functions.

• Monitors BA systems for alarms and malfunctions, navigates the program to identify faulty equipment or processes, and follows procedures to resolve standard or routine issues.

• Uses manufacturers’ manuals, instructions, and schematics to accomplish servicing, preventative maintenance, and routine repairs.

• Reads mechanical blueprints to identify components and locate equipment.

• Operates motor vehicles.

• Performs related work as required.

ENTRY LEVEL KNOWLEDGES, SKILLS, AND ABILITIES:

• Knowledge of mechanical aspects of HVAC and refrigeration equipment and components.

• Knowledge of electronic and pneumatic controls and functions pertaining to HVAC and refrigeration systems.

• Knowledge of electrical aspects of building mechanical equipment, components, and related electronic devices.

• Knowledge in the care and use of tools and equipment essential to the operation and maintenance of HVAC and refrigeration systems.

• Knowledge of BA system software.

• Knowledge of the use and functionality of Microsoft Office Suite software.

•Ability to read and interpret HVAC system blueprints, manufacturers’ manuals, and mechanical equipment schematics.

•Ability to perform math functions including addition, subtraction, multiplication, and division.

•Ability to identify the voltage of HVAC and refrigeration equipment.

•Ability to establish and maintain effective working relationships.

•Ability to communicate effectively orally.

•Ability to communicate effectively in writing.

MINIMUM EXPERIENCE AND TRAINING: (NOTE: Based on the Entry Level Knowledges, Skills, and Abilities)

•An associate’s degree in HVAC, refrigeration, mechanical engineering, building automation, or related field;

or

•Completion of a two year post-secondary technical training program in refrigeration, HVAC, or building automation;

or

•Completion of a three year Vo-Tech training program in refrigeration, HVAC, or building automation and six months experience in the maintenance, repair, or installation of HVAC or refrigeration systems, related digitally controlled equipment, or BA systems;

or

•An equivalent combination of experience and training.

SPECIAL REQUIREMENTS:

•All employees must obtain EPA Universal Refrigerant Transition and Recovery Certification, from an approved provider within 6 months of employment.

•Certain positions require an active motor vehicle license.
