SERIES NATURE OF WORK: The Building Automation (BA) Systems series describes work in operating, maintaining, repairing, installing, programming, and designing BA systems and devices.

DEFINITION: This is advanced technical work in programming, customizing, installing, commissioning, repairing, and operating BA systems and related devices.

An employee in this job installs, analyzes, diagnoses, and resolves BA system and device issues that are building-wide in scope and configures the system and devices to optimize performance in that building. Work involves programming, configuring, and testing controllers and sensors; programming and installing graphics and sequence of operations; and downloading, testing, and communicating firmware updates. Work includes commissioning building-wide BA systems, maintaining documentation on changes and enhancements, and developing standard and ad hoc reports to monitor system performance. Work may involve monitoring, testing, and adjusting pneumatic controls; and providing BA user and software training to trades and maintenance employees. Work is performed independently and reviewed by a supervisor through inspections, system performance evaluations, discussions, and reports.

   DISTINGUISHING CHARACTERISTICS:

     • Work is differentiated from the lower level job based on responsibility for diagnosing and resolving BA system issues that are building-wide in scope, such as those involving equipment installed independently to operate within a centralized BA system and for programming, configuring, and customizing BA software and hardware to optimize performance.

• Responds to technical and mechanical issues of lower-level BA system, trades, and maintenance staff and provides remote or on-site support to analyze, diagnose, and repair building-wide BA system malfunctions.

• Improvises troubleshooting procedures to analyze and diagnose issues where multiple system components were designed and installed independently and modified to accept the control of a centralized BA system.

• Analyzes building environmental control problems such as temperature, humidity, static pressure, air flow, noise, and air quality, and recommends solutions for implementation.

• Modifies, configures, programs, and tests controllers and sensors to ensure functionality within a larger BA system network.

• Designs, modifies, calibrates, and programs features such as temperature, humidity, pressure, time, and on/off set points.

• Designs and installs graphics, sequence of operations, and supporting data tables in BA systems, and maps relevant data and links enabling functional, interactive interfaces.

• Tests, identifies, and resolves inconsistencies in BA system modifications and newly designed software tools and interfaces.

• Assesses the probability of malfunctions by evaluating BA system alerts and trend information, applying prescribed testing procedures, reviewing the preventative maintenance history, and visually and audibly examining the equipment.

• Deploys and communicates software and firmware updates to BA system users based on established agency and IT procedures and processes.

• Maintains documentation for all BA system changes, enhancements, and repairs in a BA or agency tracking system.

• Supports new system or equipment integrations through BA system programming, testing, and hardware installation assignments.

• Learns to operate and adjust varied software programs necessary to control new equipment.

• Disconnects and dismantles electronic devices and corrects defects by adjusting, repairing, or replacing parts or units.

• Implements the procedures and processes to support the user community with access to BA system software on desktop and mobile devices.

• Provides individual and classroom-based training on accessing, navigating, and interpreting the BA system and data.

• Assists with data back-up from servers and the creation of automated back-up procedures.

• Assists with loading and commissioning network-level controllers, validating complete system functionality, and troubleshooting problems with higher-level BA system technicians, other trades and maintenance employees, or contractors.

• Operates motor vehicles.

• Performs related work as required.

ENTRY LEVEL KNOWLEDGES, SKILLS, AND ABILITIES:

• Knowledge of the components of BA systems, including industrial or commercial electronic controls and sensors.

• Knowledge of the methods, practices, and materials involved in the installation, repair, operation, and maintenance of equipment controlled by BA systems.

• Knowledge in the care and use of tools and equipment for installing, repairing, and testing BA system hardware.

• Knowledge of the hazard and safety codes and regulations that apply to BA systems installation, repair, maintenance, and operations.

• Knowledge of the use and functionality BA system software.

• Knowledge of the use and functionality of Microsoft Office Suite software.

• Ability to install, repair, and commission industrial or commercial electronic controls and sensors.

• Ability to determine and input BA system software adjustments based on requirements.

• Ability to logically construct the sequence of operations with inputs, outputs, and setpoints for equipment controlled by BA systems.

• Ability to analyze, troubleshoot, and resolve BA system and device malfunctions and failures.

• Ability to use a multimeter.

• Ability to read and interpret architectural, heating, ventilation, and air-conditioning (HVAC), plumbing, and electrical system blueprints.

• Ability to establish and maintain effective working relationships.

• Ability to communicate effectively orally.

• Ability to communicate effectively in writing.

FULL PERFORMANCE KNOWLEDGES, SKILLS, AND ABILITIES: (NOTE: These are expected of an employee performing the work of this job at the full performance level. These are not used for merit system evaluation or examination purposes and are not position-specific performance standards.)

• Ability to assess and troubleshoot independently installed systems within an integrated building-wide BA system.

• Ability to write and test system modifications in a BA system programming language.

MINIMUM EXPERIENCE AND TRAINING: (NOTE: Based on the Entry Level Knowledges, Skills, and Abilities)

• One year as Building Automation Systems Technician 1 (commonwealth title);

or

• Four years of experience in the maintenance, repair, or installation of HVAC or refrigeration systems, related digitally controlled equipment, or BA systems which

includes two years installing, repairing, and commissioning industrial or commercial electronic controls and sensors;

or

• An equivalent combination of experience and training which includes two years installing, repairing, and commissioning industrial or commercial electronic controls and sensors.

SPECIAL REQUIREMENTS:

• Certain positions require possession of an active Pennsylvania non-commercial Class C Driver's License or equivalent.

• Certain positions must obtain EPA Universal Refrigerant Transition and Recovery Certification from an approved provider within 6 months of employment.
