SERIES NATURE OF WORK: The Building Automation (BA) Systems series describes work in operating, maintaining, repairing, installing, programming, and designing BA systems and devices.

DEFINITION: This is highly advanced technical work in designing, programming, installing, commissioning, repairing, and operating BA systems and related devices.

An employee in this job is responsible for planning and overseeing campus-wide or multi-facility BA system design, installation, customization, and repair projects. Work involves designing, planning, and executing new system, equipment, or device integrations into a centralized BA system network, to include programming, installing hardware, and commissioning work; coordinating, assigning, overseeing, and reviewing the work of employees involved in BA system projects; diagnosing campus-wide or multi-facility BA system and equipment malfunctions and developing a plan of action to resolve; and analyzing, monitoring, and optimizing BA system performance. Work includes estimating time, materials, equipment, and staffing required to complete projects; identifying, delivering, or coordinating the mechanical and technical training of lower-level staff; and overseeing the work of vendors to ensure fulfilment of contract services. Work is performed independently and reviewed by a supervisor through inspections, system performance evaluations, discussions, and reports.

   DISTINGUISHING CHARACTERISTICS:

     • Work is differentiated from the lower level job based on responsibility for BA system projects and problem resolutions that are campus-wide or multi-facility in scope and for designing and commissioning equipment integrations and installations for centralized BA systems.

• Diagnoses campus-wide or multi-facility equipment and BA system malfunctions and develops a plan of action to resolve.

• Provides direction and oversight to BA system and other trades and maintenance employees on BA system repair and installation projects from initial assignment through completion.

• Designs, plans, and executes new system, equipment, or device integrations into a campus-wide or multi-facility BA system network, to include programming, testing, and installing hardware devices, and commissioning work to ensure system functionality.

• Assesses and identifies opportunities to improve BA system software functionality and navigation experience for the user community.

• Monitors, advises, and instructs BA Systems Technicians on complex or unique repair and installation issues from diagnosis through resolution.

• Loads and commissions network-level controllers and validates system functionality.

• Ensures all projects and assignments are planned and executed within the appropriate hazard and safety regulations, policies, and guidelines.

• Provides BA system expertise and facilities knowledge to engineers and architects to scope projects and resolve design issues.

• Improvises troubleshooting procedures to analyze and diagnose issues where multiple system components were designed and installed independently and modified to accept the control of a centralized BA system.

• Researches and evaluates the system integration and installation specifications of new equipment under BA system control.

• Evaluates and adjusts BA systems for new installations and coordinates communication protocols, encryption, and database requirements with equipment vendors for successful integration.

• Assesses, recommends, and coordinates the mechanical, electronic, and technology training needs for BA Systems staff.

• Assists with the development and delivery of classroom training, guides, or instructional materials on BA systems and related topics.

• Oversees and reviews the work of vendors to ensure fulfilment of contracted services.

• Ensures equipment knowledge transfer from vendor to BA system and other trades and maintenance staff; evaluates employees on material learned and retrains if necessary.

• Participates in the development of database back-up and recovery processes.

• Installs and tests system software updates and troubleshoots malfunctions.

• Participates in developing and assigning BA system access and security infrastructure.

• Operates motor vehicle.

• Performs related work as required.

ENTRY LEVEL KNOWLEDGES, SKILLS, AND ABILITIES:

• Knowledge of the methods, practices, and materials involved in the programming, installation, repair, operation, and maintenance of equipment controlled by BA systems.

• Knowledge of the hazard and safety codes and regulations that apply to BA system design, installation, repair, maintenance, and operation.

• Knowledge of the use and functionality of Microsoft Office Suite software.

• Ability to assess and troubleshoot independently installed systems within an integrated building-wide BA system.

• Ability to write and test system modifications in a BA system programming language.

• Ability to install, program, configure, commission, troubleshoot, and repair industrial or commercial electronic controls and sensors.

• Ability to logically construct the sequence of operations with inputs, outputs, and setpoints for equipment controlled by the BA system.

• Ability to extrapolate and interpret trend data and other metrics from BA systems.

• Ability to read and interpret heating, ventilation, and air-conditioning (HVAC), architectural, plumbing, and electrical system blueprints and schematics.

• Ability to establish and maintain effective working relationships.

• Ability to communicate effectively orally.

• Ability to communicate effectively in writing.

MINIMUM EXPERIENCE AND TRAINING: (NOTE: Based on the Entry Level Knowledges, Skills, and Abilities)

• Two years as a Building Automation Systems Technician 2 (commonwealth title);

or

• Six years of experience in the maintenance, repair, or installation of HVAC or refrigeration systems, related digitally controlled equipment, or BA systems which includes two years configuring and programming BA system hardware devices and software programs;

or

• An equivalent combination of experience and training which includes two years configuring and programming BA system hardware devices and software programs.

SPECIAL REQUIREMENTS:

• Certain positions require possession of an active Pennsylvania non-commercial Class C Driver's License or equivalent.
