Position Purpose: Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. The employee in this position is responsible for supervision of the carpentry trades to include masonry, welding, Painting, roofing, locksmith and other related tasks including environmental enhancements. Supervises and plans asbestos projects, maintains records and training for all asbestos work. preventative maintenance and building renovations. Work involves independent judgment and decision making in assigning duties, carpentry methods and practices used to conform with job specifications, able to read and identify changes in blueprints. Supervision is exercised over carpenters, M.R.2's, painters and weld shop staff when needed. Assignments are received verbally or in written form. Work is reviewed by the Facility Operations Manager 2 for conformance with Department of Health Life Safety Standards, Americans with Disability regulations and Labor and Industry certification/training in hazardous substances. Be involved in asbestos program as a worker or supervisor. Coordinate asbestos work orders. |

Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. Plans and supervises the repair, layout, and installation of floors, windows, doors, wall partitions, drywall, roofs, furniture, locks, screens, cement sidewalks, manholes, tile floors, tile walls, plexiglass, carpeting, shelves, pictures, and decorations. Plans and supervises the repair or installation or repair or painting, of block/brick, storm drain risers, pavers, spouting, soffit, roof edging ,shingles ,rubber and slate roofing .All wooden and masonry structures also interior and exterior renovations to extend the life of the buildings or to maintain DOH Life Safety standards, ADA and Labor and Industry regulations. Must be able to keep buildings up to code according to life safety hand book. Plans and supervises the building of forms, pouring and finishing of concrete for walks, floors, steps, ramps, docks, and other structures using appropriate tools to complete the job. Supervises the erection of scaffolding and/or use of lifts to insure compliance with safety standards. Keep lifts maintenance and training records updated. Performs skilled carpentry, masonry, welding, lock work, roofing as needed. Receives emergency maintenance calls and assists in the determination of work priorities and assignments of staff during the period of emergency; assigns overtime as needed and maintains records of such for compliance with union contract requirements. Reviews time and attendance records for subordinates and takes necessary corrective action as needed; completes employee performance reviews; investigates accidents and incidents for any necessary corrective actions; trains new and current staff on all applicable policies and procedures; investigates employee complaints/problems and offers resolution to the Facility Operations Managers. Ensures all assignments are completed in compliance with trades methods, quality and efficiency standards, manufacturing guidelines, regulations, codes, and project objectives. Provides guidance and instruction to staff on work orders, including those not specified accurately or clearly on blueprints, drawings, or specifications, or those involving use of new materials, tools or work processes. Resolves or mitigates conflicts regarding sequencing of work and unforeseen conditions during a project; establishes and implements related recovery plans. Coordinates with other department supervisors and managers on preparations for trades and maintenance work as some projects may interrupt daily operations at the facility. Develops and communicates procedures for tool shop equipment access, maintenance and tracking. monitors operations and performs quality reviews through observation, reports and building automation systems to ensure systems and equipment are performing within operating standards, laws, ordinances and policies. Approves and procures parts and materials for trades and maintenance staff. Coordinates and implements skill-based, equipment and safety training to subordinate staff. Researches and recommends equipment and materials based on construction, building and occupant environmental needs. Works with Building Automation System Technicians, other trades employees or vendors to review performance and resolve issues with equipment controlled by building automation system software. Ensures construction, installation, repair, restoration and maintenance of building structures are accurately documented in report, tracking systems and blueprints. Determines scope of work, solicits, coordinates and oversees contracted services within budget and decision-making parameters. Operates motor vehicles. Performs the full range of supervisory duties. An employee in this job may participate in the performance of subordinates' work and other trades' tasks consistent with operational or organizational requirements. Performs related work as required. Knowledge of the methods, materials and practices necessary to perform skilled construction, repair and maintenance work in commercial, industrial or multi-unit residential buildings. Knowledge of regulations, building codes and safety precautions related to skilled construction, repair and maintenance work in commercial, industrial or multi-unit residential buildings. Knowledge of the care and use of tools and equipment used in skilled constriction, repair and maintenance work in commercial, industrial or multi-unit residential buildings. Knowledge of the use and functionality or Microsoft Office Suite software. Ability to plan and coordinate projects including the necessary materials, tools and sequence of work. Ability to read and interpret blueprints and drawings. Ability to communicate effectively orally. Ability to communicate effectively in writing. Ability to establish and maintain effective working relationships. Ability to work overtime as needed. |

Assigns work to subordinate staff and reviews work while in progress and upon completion. Determine and orders necessary materials to complete assignments. Completes employee performance reviews. Evaluates, prioritizes, and assigns construction, renovation, installation, repair, and maintenance work orders. Develops project plans, to include estimating costs, time labor and materials that are within scope and budget parameters. |
