Position Purpose:

Performs a wide variety of maintenance and grounds keeping functions in order to maintain the efficient operation of the interior and exterior of the Governor’s Residence. Performs skilled, semi-skilled work duties in grounds keeping, landscaping, and in the installation, repair and maintenance of various mechanical systems, machinery, controls, equipment and structures located at the Governor’s Residence.

ESSENTIAL EMPLOYEE – REQUIRED TO REPORT TO WORK DURING EMERGENCIES AND OFFICE CLOSINGS MAY BE REQUIRED TO WORK DIFFERENT SHIFTS TO ACCOMMODATE THE NEEDS OF THE FIRST FAMILY
MAINTENANCE:

Works individually, as a lead worker, or in a group performing minor maintenance repairs including electrical, carpentry, plumbing masonry, HVAC, appliances, and small engines.

Accesses HVAC system (Web CTRL) to monitor temperature and adjust as needed. Including identification of when areas in the system are not operating properly including heating, cooling, snow melt system and then communicates with HVAC team and vendors to troubleshoot and resolve issues.

Maintain landscaping, including the ability to detect and administer proper insecticide and fungicide to infected plants. Trimming, mowing, removal of trees and plants, reinstalling of plants and trees as per the PH of the soil. Trims dead branches and thins as necessary according to most recent principles. Performs regular ground inspections to check for fallen branches, litter, debris and other problems. Performs turf renovations including soil aeration and slit seeding; maintaining lawns, shrubbery, rose garden, annuals, and perennials, herb and vegetable garden, walkways, and driveways on and around the Governor’s Residence grounds. This includes planting, watering, weeding, spraying, fertilizing and trimming, keeping all plant material healthy and giving the Governor’s Residence an aesthetic appearance. Performs composting of leaves and grass clippings as part of an ongoing recycling effort.

Maintain and operate breakers and electrical panels, as well as the generator. Install outlets, switches, lighting fixtures as well as minor repairs and mounting and repairs non-motorized electric equipment such as heaters, lamps and electrical fixtures.

Installs and maintains plumbing fixtures including toilets, fixtures, toilet tank repair, faucet, ice machines, and replacing water filters. Initial troubleshooting, repair and maintenance of hot water heaters and dishwasher, laundry washing and drying machines and boilers. Opens blocked drains, repairs or replaces leaky faucets and assists in performing more complex plumbing duties.

Repair and maintain all small engines of Residence equipment including but not limited to weed whackers, trimmers, chain saws, edgers, mowers, gator, snow blowers, sprayers.

Paints and repairs interior and exterior building.

Performs periodic maintenance on household appliances including washers, dryers, dishwashers, refrigerators, and freezers and maintains accurate records and revising quarterly checklist as needed.

Performs general carpentry work in the alteration, repair and maintenance of buildings, floors, doors, doorframes, wood fixtures, and furniture and build structures for events including developing plans, sketches and execution and other needs.

Performs major cleaning duties, such as buffing floors, etc. Constructs scaffolding and ladders and performs duties that must be accomplished at heights, such as cleaning lights, chandeliers, windows, building exterior and any other hard to reach areas.

Ensures the cleaning, maintenance and operation of the indoor fireplaces at the Governor’s Residence.

Monitors and maintains appropriate stocking of supplies, including all paper products, light bulbs, cleaning products, and household tools/utensils utilized at the Governor’s Residence.

Moves and stores furnishings to facilitate cleaning and redecorating or in preparation for events held at the Governor’s Residence. Decorates interior and exterior of building for holidays and events.

Carries out the placement and removal of traffic barricades, security equipment and Capitol Police station for public and special tours.

Performs snow and ice removal and is subject to emergency call in the event of adverse weather conditions and emergencies.

Operates all machinery at the Governor’s Residence including snow blower, snowplow, and skid loader.

Research and Submit list of materials with pricing for projects proposed for approval by the Executive Residence Director.

Handle and move museum and DGS historical objects following the guidelines established by PHMC and DGS including art and furniture.

Travel to different areas in the State to pick up, return objects of events, exhibits and other needs for the Governor’s Residence.

Represent Facilities Operator 2 at meetings with construction and renovation projects, as well as vendors that are onsite at the Residence to provide historical and facility information.

Coordinates and oversees the recycling program at the Lt. Governor’s Residence; ensures that all recyclables are properly sorted, marked, and disposed of.

CUSTOMER SERVICE
Perform Customer Service duties in public and private events serving the public and First Family, including dignitaries, legislature and administration staff ensuring that all aspects of service meet the highest standards of guest experience.
Maintain strict confidentiality regarding the First Family’s preferences, routines and private matters.

Working effectively with event staff to ensure smooth operations.

Performs other related duties as required
