Position Purpose: Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. An employee in this class performs various skilled and semi-skilled tasks involving several trades, in the installation, repair and maintenance of heating, ventilation, and air conditioning (HVAC), and refrigeration systems, units, equipment, and peripheral devices for Commonwealth buildings.. Work involves proficiency in several trades. Employees work with technical autonomy, deciding on methods and procedures to complete tasks. Assignments are given verbally or in writing, often with accompanying sketches or diagrams. Work is reviewed by technical or administrative supervisors through inspections and discussions. |

Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. ESSENTIAL EMPLOYEE – REQUIRED TO REPORT TO WORK DURING EMERGENCIES AND OFFICE CLOSINGS. Accesses, navigates, and monitors building automation system (BAS) necessary to perform maintenance duties. Provides initial response, review, and prescribed adjustment to equipment to resolve mechanical system alarm conditions or occupant comfort issues including making visual, audible, and mechanical checks for the correct temperature, unusual noises, loose connections, faulty insulation; frayed or loose belts, gaskets, and pulleys; and/or other similar defects. Performs preventative maintenance on HVAC systems, including changing air filters; cleaning coils, condensers, and evaporators; and greasing bearings, pumps, and motors. Assists a higher-level trades person with identifying and troubleshooting problems related to air flow, refrigerant flow, electrical failures of motors, and electrical circuits in process-cooling equipment. Estimates the required parts, material and supplies, in the type and size needed, for specific maintenance projects, and submits to the Supervisor. Monitors the assigned buildings and/or equipment to ensure that all maintenance discrepancies are reported to the Supervisor and resolved. Rigs and erects scaffolding, ladders, works off high-lifts, and hauls necessary material to job site. Performs general maintenance and cleaning duties associated with the everyday upkeep of the building. Responsible for the proper use and care of all Commonwealth owned tools and equipment assigned to the incumbent. At the end of each workday, it is the incumbent’s responsibility to inform the Supervisor what tasks were completed and what tasks are pending. Adheres to department safety protocols; and identifies any safety concerns to supervisor. Performs other work-related duties as needed. |

Requirements Profile: Identify any specific experience or requirements, such as a licensure, registration, or certification, which may be necessary to perform the functions of the position.
