Position Purpose:
Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. 

Performs a variety of skilled and semi-skilled duties, involving several trades, in the installation, repair and maintenance of various machinery, equipment, structures and environs for Commonwealth buildings and equipment.

Description of Duties:
Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor.

Performs basic carpentry work, such as the installation of temporary and permanent partitions, repair of wood fixtures and furniture, repairing floors and floor coverings, installing picture frames on walls, and installing and/or repairing paper towel dispensers, etc. Assists in more complex alteration and fabrication of partitions, doors, and wood fixtures and furniture.

Performs or assists in the repair or replacement of doorframes, installing and/or lubricating door hinges and locks, and adjusting door closures.

Performs or assists in re-lamping and cleans lenses, etc. Monthly testing of all wall pack emergency lights. Assists electricians in major electrical projects.

Completes minor repairs and adjustments to small-motorized equipment, such as vacuum cleaners, floor finishers, scrubbing machines, buffers, extractors, and automatic shampooers. Reports major equipment repairs to the supervisor.

Performs plumbing duties, such as opening blocked drains, repairing leaky faucets, spud replacements, P-trap replacement, spud replacement, faucet replacement, angle stop repair. Cleans roof and floor drains. Provides 1st response to all leaks and determines response of proper trade assignment. Assists in performing more complex plumbing

Prepares surfaces to be painted by removing old paint by use of heat guns, electric sanders, sandpaper, scrapers, or chemical solvents. Makes minor repairs to surfaces to be painted by use of spackle, plaster, or other materials. Applies paint to interiors and exteriors of buildings and offices covering wooden, masonry and metal surfaces using brushes, rollers and spray guns.

Responsible for the proper use and care of all Commonwealth owned tools and equipment assigned to the incumbent; makes certain they are all put away at the end of each shift.

At the end of each workday, it is the incumbent’s responsibility to inform the Supervisor, what tasks were completed, what tasks are pending, and what new maintenance discrepancies were discovered.

Submits requests to supervisor for material, supplies, and repair parts needed.

Performs general maintenance and cleaning duties associated with the general upkeep of the building; in addition, assists in cleaning areas in and around the building.

Rigs and erects scaffolding, ladders, works off of high-lifts, and hauls necessary material to job site.

Shovels and removes snow and ice from building entrances, walkways, steps, etc. Spreads rock salt, calcium, sand, or other deicing agents, and operate spreaders and snow blowers.

Performs other work-related duties as needed.
