Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. Performs general carpentry work, such as alteration, repair and maintenance of buildings, floors, doors, doorframes, wood fixtures and furniture. Fabricates and installs temporary and permanent partitions. Accomplishes simple tasks, such as installing picture frames on walls, etc. Assists with more complex carpentry duties. May have the assistance of and give guidance and direction to lower level personnel. Prepares areas to be painted; sandpapers interior and exterior of buildings; paints, varnishes and stains; cleans and maintains paint equipment; works from scaffolding or ladders. Performs plumbing duties such as opening blocked drains, repairing leaky faucets, changing toilet wax rings, diaphragms, spuds, shut-off valves, etc. Inspects plumbing lines and shut-off valves. Assists the plumbers in performing more complex plumbing duties. Performs or assists in replacing light fixtures and switches; re-lamps and cleans lenses, etc. Assists the electricians in other maintenance and/or repairs. Completes minor repairs to small-motorized equipment, such as vacuum cleaners, floor finishers, scrubbing machines, buffers, extractors and automatic shampooers. Reports major equipment repairs to the Building Manager. Performs preventive maintenance on door locks, adjusts door closures, repairs and/or lubricates door hinges, carts and other equipment. Estimates the required parts, material and supplies, in the type and size needed, for specific maintenance projects, and submits to the Building Manager. Monitors the assigned building and ensure that all maintenance discrepancies are reported to the Building Manager and resolved. Checks fire extinguishers, emergency lighting, etc. and inspects for hazards as part of a monthly building safety inspection. Assists the Building Manager and designated officials in fire drills and building evacuations. Assist CP and local emergency agencies in responding to ambulance calls by locating freight elevator etc. Rigs and erects scaffolding, ladders, works off of high-lifts, and hauls necessary material to job site. Performs general maintenance and cleaning duties associated with the everyday upkeep of the building. Assists in the cleaning of areas in and around the building, not accessible to custodial personnel. Responsible for the proper use and care of all Commonwealth owned tools and equipment assigned to the incumbent. At the end of each workday, it is the incumbent’s responsibility to inform the Building Manager what tasks were completed and what tasks are pending. Shovels and removes snow and ice from entrances, walkways, steps, etc. Spreads rock salt, calcium, sand or other deicing agents, and operates spreaders and snow blowers. Provides coverage in other facilities when necessary. Performs other work-related duties as needed. |
