Position Purpose: Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. The employee occupying this position is responsible and accountable for skilled, supervisory work in general construction trades involving Maintenance Repairmen; Semi-Skilled Laborers; and Laborers in building and grounds maintenance and construction trades throughout the entire Facility at the South Mountain Restoration Center. This is a “Working Foreman” class. |

Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. Working time percentages are approximate and can change on a daily basis due to operational needs. 50% Supervises the maintenance and repair of all buildings in the trades of carpentry and painting, as well as other related fields such as masonry, plaster/drywall, etc., performed by Maintenance Repairmen; Semi-Skilled Laborers; and Laborers. Makes modifications and additions to buildings as requested by superiors. Ensures buildings and distribution systems are in good condition by making periodic inspections and directing the needed repairs and maintenance in order to provide a safe environment. 20% Organizes, directs and supervises work force by planning job needs, inspecting work in progress and upon completion, and by making job assignments in order to insure peak staff efficiency and safety. Recommends work methods, assigns Tradesmen to crews and individual jobs, lays out and supervises the installation, repair, or replacement of maintenance projects from prints, sketches, or oral/written instruction from the Facility Operations Manager 2. 6% Performs work in environmentally challenging situations, unless medically contraindicated, by utilizing respirators, being trained in, but not necessarily limited to lead worker, asbestos worker, and/or related training as may be required by R2K. This work is in order to safely comply with various rules, laws, and/or standards while at the same time meeting the needs of this facility. Supervises the preventative maintenance program. Performs other related duties by following instructions of supervisor in order to provide for continuity of services. 5% Maintains required paperwork by preparing monthly, weekly, daily and annual reports, approves/disapproves leave requests, Agency Purchase Requests, fax quotes, stores requisitions, work orders, and other related reports, records and/or forms in order to ensure that all shop needs are met, required reports meet deadlines and to ensure that the policy/procedures are adhered to. 5% Observes, analyzes, and evaluates employee performance by maintaining supervisory reports/notes, and by completing annual and semi-annual performance evaluations in order to comply with the employee performance system requirements and to ensure that all employees are rated in a fair and equal manner. Resolves complaints and grievances or effectively recommends resolutions. 5% Provide estimates of time, material, and personnel requirements for jobs/projects by making on site evaluations and listing resources needed in order to determine the resources required to complete tasks with little or no disruptions of services and residents. 5% Performs those tasks assigned to subordinate staff as needed by following those job descriptions and/or by following commonly accepted trade practices. 4% Investigates accidents and incidents, initiates appropriate action for treatment, as needed, and prepares written reports. Operates Commonwealth vehicles. Conducts training classes with tradesmen on safety, MDS, Right-to-Know and other training as required by the Department. Attends DGS project conferences as required. Works with contractors during construction projects at the Facility as directed by the Facility Operations Manager 2. Prepares Facility for Life Safety Code surveys and ensures all survey standards are met. Works with other professionals from the Department of General Services and the Division of Facilities and Property Management for consultation and direction. |
