Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. The incumbent is responsible for supervising and performing the following work for the site’s structures, infrastructure, and grounds: Repair and maintenance of the site's infrastructure, i.e. walkways, fences, gates, picnic areas, as well as the site's vehicular fleet; assist with exhibit construction, collections' storage areas, and other related collections and exhibits projects; and public program set-ups as assigned by the Site Administrator. Daily on-site supervision of construction, mechanical, and electrical related projects done by outside contractors, i.e. roofing, security systems, plumbing. The incumbent inspects the site's buildings and grounds, plans maintenance and repair work; establishes work priorities; researches and orders supplies and equipment; makes work assignments to, and supervises, staff assigned to him; fabricates wooden and some metal building components, i.e. window sills, fences, arbors, handicapped ramps; as a trained electrician the incumbent installs and repairs electrical circuits, outlets, breakers, etc.; does masonry work, and supervises such work done by outside contractors to be certain it complies with the site's requirements; prepares and paints interior and exterior surfaces of the site's historic structures; inspects, maintains, and repairs the site's heating and cooling systems; maintains the site's plumbing systems; performs small motor repair; installs appliances; repairs small appliances; installs locks. When appropriate, the incumbent must be able to instruct his staff in the proper use of equipment and/or application of supplies and materials. Work done on site, under supervision of the position, is in compliance with the National Electric Code, Borough Codes, and PHMC and the Secretary of the Interior's preservation standards. The incumbent reads blueprints, schematic drawings, and specifications for maintenance and construction projects; estimates quantities and initiates purchase of materials for projects assigned to him, and is responsible for the timely and quality completion of those projects. The incumbent initiates purchase of materials, supplies, and equipment for site projects, i.e. window repair and painting, upon approval of the Site Administrator. The incumbent is responsible for reporting problems related to his area of responsibility to the Site Administrator. Enforces all safety rules, procedures, and work practices and takes action to correct unsafe conditions in the workplace. The incumbent investigates accidents and incidents, initiates appropriate action for treatment, as needed, and prepares written reports. And other duties as required. Incumbent is to be familiar with PHMC general safety rules and safety rules specific to this position; for working in a safe manner and following all PHMC safety rules; immediately report all workplace injuries or incidents to his supervisor; and to immediately correct any safety hazards in the work area or report same to supervisor. Decision Making: Describe the types of decisions made by the incumbent of this position and the types of decisions referred to others. Identify the problems or issues that can be resolved at the level of this position, versus those that must be referred to the supervisor. Example: In response to a customer inquiry, this work involves researching the status of an activity and preparing a formal response for the supervisor’s signature. The incumbent leads, assigns, and supervises the work of the site's Maintenance Repairman and interns and volunteers assigned to work with him on a project by project basis; exercises considerable judgement within the scope of work assignments, receiving oral instructions and written job assignments from the Site Administrator. Assignments are based on the site's annual goals and objectives. Work is subject to review by the Site Administrator; work of a more technical nature may be reviewed by a staff member of the Division of Architecture and Preservation, in consultation with the Site Administrator. The incumbent is responsible for analyzing situations and making recommendations as to how to resolve problems. Similarly, problems with the site's historic structures are reported to the Site Administrator and a proper plan of attack is devised based on the incumbent's insights and recommendations. Staffing schedules are developed by him, and only when questions arise does the incumbent consults with the Site Administrator or timekeeper. Work requiring specific instruction, particularly those relating to museum collections, preservation, or conservation, i.e. paint color selection and application, are closely directed and reviewed by the Site Administrator, often in consultation with the Curator II. More technical work, i.e. electrical repair or installation, may be reviewed for Code compliance or installation or operational quality by a representative of the PHMC's Division of Architecture and Preservation or the appropriate outside professional. |
