Position Purpose: Describe the primary purpose of this position and how it contributes to the organization’s objectives. This position is part of the maintenance crew at Colonel Denning State Park Complex. This position is responsible for the maintenance of the buildings, grounds, facilities, and equipment throughout this complex. This position organizes, plans, and oversees the work of a crew of maintenance employees to provide a safe, and meaningful experience for park visitors. |

Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. Supervises a crew of various levels of skilled maintenance and trades positions engaged in the construction and maintenance of park facilities, and in the operation, maintenance, and repair of equipment to maintain this complex in accordance with Bureau of State Park standards. This includes facilities such as pavilions, picnic areas, dam, water systems, campground and Overnight Group Tenting Area. EXAMPLES OF WORK PERFORMED, BUT NOT LIMITED TO: GENERAL Provides assistance to park patrons and explains park rules and regulations or directs them to where they can obtain needed information. Uses a computer for personnel and maintenance programs. This includes creating and editing Employee Performance Reviews in Microsoft Word and updating in-house documents to keep track of fuel usage and other related costs. Assists in implementing an active safety program by reviewing safety procedures with park employees on a regular and daily basis. Hold periodic safety meetings to discuss problems and review any facet of the operation that needs improvement along this line. Ensures employees practice safety in all aspects of their jobs and on a daily basis. May be required to hold a Pesticide Applicator’s License and performs application of pesticides in the park. Maintains license by attending training and acquiring the needed annual CEU’s. Serves as the Safety Officer and implements all aspects of the written safety program, creates a good safety environment, and assures the projection of a good supervisory safety image on all projects, ensures that all employees practice safety on a regular basis, maintains a reference library for use by park employees, conducts and attends at the least, monthly trainings, submits required documentation and reports, and provides training regularly. Assists in the completion of the Hazard Identification and Self-Inspection Safety Check List. Acts as person in charge of the Park Complex in the absence of the Park Manager. SUPERVISORY Plans and organizes work, assigns work, determines workflow and reviews work performance of subordinates, including full-time and wage employees. With Park Manager approval, assigns or authorizes overtime work for subordinates. Develops employee performance standards, discusses the standards with employees, prepares, reviews and signs employee performance reports with employees. Investigates and initiates corrective disciplinary actions for suspected misconduct by subordinates. Reviews and approves leave requests. Receives grievances and complaints, conducts initial investigation into causes and conditions, and resolves or recommends solutions to grievances and complaints. Determines and recommends the training needs of subordinate employees and schedules appropriately. Interviews and makes recommendations for selection of prospective employees. PLANNING Plans work according to seasonal management by objectives and sets priorities. Plans and conducts preventative maintenance on buildings, roads, campground, trails, beach, turf areas, tools and equipment. Creates preventative maintenance manuals and keeps them updated. Ensure staff follows maintenance manuals standard operating procedures (SOPs). Maintains annual inventory of supplies, equipment and tools. Replenishes supply on an as-needed basis. Prepares project requests for remodeling, construction, repair or rehabilitation of facilities in priority order, amounts needed and a description of the purpose of the requests. Prepare bid forms according to specifications or materials needed. Reviews, interprets, and comments on plans for major park development or construction. Makes routine calls to vendors inquiring about prices and material needed for various projects. FACILITIES AND MAINTENANCE Supervises a maintenance program to ensure park grounds, structures, facilities and equipment are properly maintained. Applies a thorough knowledge and demonstrates proficiency in all trades of park maintenance including, but not limited to painting, carpentry, plumbing, heating, mechanical, masonry, electrical, welding, and landscaping. Assists with all work related to park maintenance, including litter pick-up, cleaning of all facilities, and opening/closing of facilities. Assists in the operation and maintenance of the park’s water system and wastewater systems and reports any problems to the Park Manager. VEHICLES, EQUIPMENT, AND MAINTENANCE Supervises a maintenance program to ensure vehicles and equipment are properly maintained. Performs and records routine equipment maintenance. Operates, maintains and repairs park equipment and vehicles. Maintains communications and expectations to vendors providing service to equipment and vehicles. Ensures work is completed properly. Maintains monthly automotive reports and ensures they are complete. Performs additional and related work as required. Work is reviewed and discussed on an ongoing basis as necessary depending on the complexity and need of specific situations. Researches and makes proposals to the Park Manager to collaborate on decisions regarding maintenance and construction activities on park facilities. |
