Position Purpose:
Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. 

The purpose of this position is to perform maintenance, inspections, repairs, replacement, and installation work on plumbing and piping systems, components and fixtures for air, gas, oil, water, steam, irrigation, waste disposal, and other related systems within DGS owned or managed facilities. Work is performed independently and may include assisting a higher-level trades person or supervisor with more complex assignments. Work includes mitigating and responding to facility emergencies during normal business hours and after-hours.

Description of Duties:
Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor.

Provides initial response and review to resolve facility piping system issues and takes steps to mitigate building or facility damages by reviewing the equipment or system and identifying any deficiencies, installing divertors or dams, isolating areas to avoid further issue, etc.

Performs preventative & corrective maintenance and routine repairs on domestic water & sewer systems by following department wide established procedures or referring to equipment O&M manuals including replacing water filters; exercising relief valves, control valves, manual valves; manually operating pumps and lift stations to validate equipment and piping component operation; documenting gauge and/or meter readouts for equipment trending; greasing bearings on pumps, motors, or other rotating assemblies; validating gauge and thermometer accuracy using test instruments and replaces failed components as necessary, tightens all electrical connections/lugs to proper torque; opening clogged pipes and traps, and tests for leaks by filling pipes with water or air under pressure and checking with a gauge for all pressure loss.

Replaces and Installs booster pumps, sewage ejector systems, sump and dewatering pit pumps, valves, faucets, traps, sinks, wash bowls, and other sanitary fixtures; and installs fixture supports and hangers by following department wide established procedures; referring to equipment installation manuals, engineered drawings, or sketches; as well as adherence to any applicable code or regulation.

Performs preventative & corrective maintenance and routine repairs on stormwater systems by following department wide established procedures or referring to equipment O&M manuals, including clearing catch basins of debris; documenting existing conditions of stormwater piping using cameras or other test equipment; correcting blockages using jetter or other available tools.

Performs preventative & corrective maintenance, installations, replacements, and routine repairs on irrigation systems and equipment by following department wide established procedures or referring to equipment I,O&M manuals, engineered drawings or sketches: as well as adherence to any applicable code or regulation.

Performs preventative & corrective maintenance and routine repairs on HVAC piping systems by following department wide established procedures or referring to equipment O&M manuals including validating steam system piping and equipment operations using test instruments and replaces failed components as necessary.

Demonstrates established maintenance procedures to trainee or other trade person staff.
Maintains accurate records of facility water usage as requested; recommends changes to maintain or improve facility efficiency.

Performs a full range of pipefitting tasks by bending pipe; cuts, reams, and threads pipe; welds and/or solders pipe and pipe fittings; and grooves pipes when necessary for water, sewer, gas, oil, and air piping systems.

Maintains adequate and current knowledge of EPA drinking water regulations and applicable codes and regulations enforced by the jurisdiction having authority.
Utilizes blueprints, record drawings, shop drawings, electrical schematics, or other available documentation to identify system or equipment components and to locate equipment.

Cares for and uses Commonwealth issued electronic resources (computer, iPhone, iPad) to access and navigate the computerized maintenance management system (CMMS) to receive and review work assignments. Properly charges time against work assignments and adds notes to work orders that document the details of the work performed.

Adheres to department safety protocols and identifies any safety concerns to supervisor.
Participates in the performance of other trades’ tasks consistent with operational and organizational requirements.

Operate motor vehicle or other self-propelled equipment when requested.

Performs other related duties as assigned.

The incumbent of this position performs the above duties and responsibilities with general direction. Day-to-day, routine maintenance, and standard repair actions of the are handled independently. Issues exceeding the scope of routine maintenance and repair, or issues which require the assistance of additional personnel, may be discussed with the position’s supervisor and/or reviewing officer. Issues that could result in significant impacts to building, facility, or campus mechanical operations must be discussed with the position’s supervisor and/or reviewing officer prior to acting.

Experience:

Three years of experience in the installation, repair, and maintenance of plumbing components and fixtures; or an equivalent combination of experience and training
