Position Purpose:

Position Purpose: An employee in this class performs various skilled and semi-skilled tasks in the repair and maintenance of machinery, buildings, and equipment. Work involves proficiency in several trades, with working conditions and the degree of lead work exercised differing by location and the nature of assignments. Employees exercise technical independence in determining work methods and procedures and receive assignments orally or through written instructions which may be accompanied by sketches or diagrams. Review of work is done through inspections and discussions. This position is under direct control and close supervision of the Facility Operations Supervisor. May also receive direction/advise from Facility Operations Manager

Description of Duties:
Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor.

Performs carpentry work in the construction, installation, repair, restoration, or maintenance of structures and articles made from wood, composite, and wood substitute materials.

Masonry work such as building wooden or steel forms and placing and finishing concrete for slabs, sidewalks, walls, ramps and steps.

Constructs and/or repairs walls and ceilings with metal or wooden studs, installs sheetrock, cement board, metal lath, plaster or ceramic tile.

Repairs and replaces wood, metal, and fiberglass doors, door frames, jambs, and trim. Prepares and installs door frames, including setting frames that require concrete placement to securely anchor the frame to existing walls.

Performs the repair, replacement, and installation of mechanical door hardware and locking systems; the preparation and installation of electronic door and cabinet locking systems; the pinning and installation of lock cores to support varying keying requirements and access; the development and maintenance of keying schedules and core tracking documentation to ensure proper multi-key operation; and the cutting of keys to specific keyways while ensuring accurate fit, security, and reliable functionality of all assigned locking systems.

Repair or replace windows and associated hardware.

Constructs, installs and/or repairs wooden cabinets and other components made of various construction materials.

Installs, maintains, and repairs a variety of flooring systems, including vinyl, rubber, wood, epoxy, tile and concrete. Performs floor repairs and resurfacing as needed to ensure surfaces are safe, durable, and aesthetically appropriate for a therapeutic environment.

Performs painting work by preparing surfaces, applying paints or varnishes and performing other general painting duties to ensure our painting needs are met.

Repairs or fabricates metal products by operating shears, breaks, lathes, band saws and other related equipment in order to maintain, repair, rebuild or install sheet metal and ensure our tinsmith needs are met.

Performs roofing work by making repairs and or installing roofing systems of all types, flashing, spouting and downspouts. Make repairs to and installs roof drains and other general repairs in order to ensure roofing needs are met.

Performs electrical work by repairing or replacing switches, receptacles and/or general circuits with related equipment, installs wiring, makes terminations and performs other general electrical work in order to ensure electrical needs are met.

Performs plumbing work by opening blocked drains, repairing and/or replacing faucets, cutting and threading pipe, installing and/or repairing water or heat systems in order to ensure plumbing needs are met.

Performs welding work on metal products in order to keep systems/equipment operating.

Performs campus grounds care and landscaping work.

Functions as a lead worker over helpers and laborers by assigning job tasks, providing assistance, conducting on-the-job training, and reviewing work for adherence to standards.

Estimates time and material requirements for small to medium size jobs.

Performs as needed or assigned housekeeping/upkeep duties to ensure the physical plant is maintained in a clean, neat, safe and serviceable condition at all times. This includes areas such as steam control rooms mechanical rooms; designated storage areas; shops and job site work areas; and other areas as designated by the Supervisor or higher-level Management. Informs the Supervisor of discrepancies found in the physical plant that would require the submission of a work order request for completion by other Maintenance Department shop.

Cleans work areas by removing all refuse and materials from the work site in order to leave the work areas ready for final cleaning and/or use.

Attends and completes annual training to maintain competency in the lockout/tag out program. Practices and uses these procedures as required. Attends and completes annual asbestos awareness training; follows all safety precautions while working around asbestos floor tile and fire doors or asbestos covered pipes and tanks.

Performs work in environmentally challenging situations, unless medically contraindicated, by utilizing respirators, being trained in, but not necessarily limited to lead worker, asbestos worker. Unless medically contraindicated, attends and completes annual confined space training sessions; safely enters confined spaces such as manholes and tunnels when required.

Attends and completes other training as required to maintain competency as may be required by the Right to Know Act or other regulations or policies. This work is in order to safely comply with various rules, laws, and/or standards while at the same time meeting the needs of this facility.

Performs other related duties by following instructions of supervisors in order to provide for continuity of services. These other duties may include, but are not necessarily limited to other trades work, laboring, housekeeping, grounds, and some light equipment operation within capabilities.

This position is considered “Emergency Essential” as defined in DHS Manual 7136.3 and must comply with all aspects of local Policy/Procedure 102.078.66
