Position Purpose:
Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. 

This position supervises staff responsible for the performance of skilled and/or semi-skilled tasks in the maintenance of Fine Wine & Good Spirits (FW&GS) stores.

This position is considered essential and will be required to work or continue to work when an agency emergency has been declared.

Description of Duties:
Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor.

•Reads and interprets blueprints and specifications for various maintenance jobs following the written specification; determines materials, equipment, and maintenance personnel required; submits project plan recommendations to the Facility Operations Manager for approval prior to implementation.

•Applies standard and industry best practices, processes, tools, and materials involved in trades related to general building maintenance. Acts in compliance with Agency standards and safety regulations. Maintains occupational hazards and safety precautions of building maintenance and construction.

•Performs, supervises, and assigns work to maintenance repairmen, semi-skilled laborers, and laborers responsible for the maintenance and repair of agency buildings. Oversees work in the trades of carpentry, painting, electrical, masonry, plaster, drywall, plumbing, and other related maintenance fields. Prepares, reviews, revises, and approves work schedules for maintenance personnel participating in a variety of assignments including conversions, relocations, refurbishments, new store openings, store closings, emergency repairs, and other maintenance projects. Inspects in-progress and completed projects to ensure compliance with specifications, applicable standards, and project timelines, and to verify that work is completed in a quality manner and achieves the desired results.

•Maintains availability through state assigned cell phone and responds to emergency work assignments. In case of emergencies arising at Board leased premises, arranges for work to ensure temporary/permanent repairs/security of Board property with as little inconvenience to customers as possible.

•Performs supervisory duties and conducts performance management of subordinate staff to include the establishment and measurement of expectations/standards, staff development, mentoring, recognition, informed recruitment/selection, effective use of staff resources, attendance management, and constructive action to address inadequate performance.

•Inspects proposed worksites, storerooms, buildings, and grounds to determine repairs and maintenance or installation of equipment needed. Investigates complaints from Store Managers or District Managers regarding physical conditions of FW & GS stores. Prepares and submits 833 Work Request for repairs identified as the agency’s responsibility; reports owner-related repairs to Real Estate Section.

•Travels throughout the region to inspect and monitor projects, sometimes transporting necessary building materials, supplies, and equipment to the job site.

•Requisitions materials and supplies as needed; locates a source of supply using current approved vendors and established procedures. Receives and inspects materials received for conformity to quantity and quality standards.

•Inspects damaged tools reported by maintenance personnel; determines repair or replacement of broken or unusable tools. Assigns tools to new employees. Evaluates maintenance personnel requests for tools and, if necessary, prepares justification. Prepares requisitions for tools and determines source of supply for items not available through standard channels. Authorizes field purchases via purchasing card up to an authorized amount and reconciles account.

•Maintains proper inventory levels of essential and frequently used items at shop; ensures proper storage and care of materials; keeps inventory records.

•Assigns shop automotive equipment daily for specific assignments. Checks shop automotive equipment for proper care by operators including preventive maintenance and ensuring prompt repairs when required. Cares for and maintains assigned state vehicle in accordance with standard procedures.

•Prepares and reviews reports and memos as required by Regional Office and Central Office. Prepares project status reports on specific assignments as required. Reviews all reports submitted by Maintenance personnel i.e., automotive reports, expense accounts, and accident reports to ensure documentation is complete and accurate.

•Performs related duties as assigned.

Receives general supervision from the Maintenance Supervisor. Assignments are given verbally or in writing. Finished work is inspected for completeness, quality, timeliness and safety, including all required reports.

Submits project plan recommendations to the Facility Operations Manager for approval.

Oral and written instructions are given to Maintenance Repairmen. Work is monitored through regular inspection.
