Position Purpose: Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. This position is assigned to the Maintenance Department at Torrance State Hospital and works under the supervision of the Facility Operations Manager 2 & 4. Responsible for the direction and supervision of the maintenance and transportation shop. Help with the overseeing of projects (in house and contracted)going to job meetings. Helping in the interview process for new hires. All work will be completed in accordance with CMMS and DOH standards. |
Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. This position has limited direct care interaction, but the employee is expected to interact with adult and geriatric populations as appropriate. Supervises repair, minor alterations, additions or construction to buildings. Ensures assigned tasks are accomplished in accordance with Hospital rules, regulations, and policies/procedures. This is accomplished by the assignment of daily job activities to all tradesmen in accordance with their skills or abilities to maintain the performance of each task. Assignments are given either orally or with written or on-site instructions to employees and/or through personal participation displaying job performance and leadership. Makes prior arrangements when necessary for tradesmen to work in areas, which will interrupt the regular use or service of buildings, rooms, offices, etc. Provides for transportation of tradesmen, tools and materials to assigned areas. Submits time records for each employee, approved/disapproved leave requests and/or any special employee requests. Monitors use of sick leave to be aware of problems or indications of abuse. Participates in the selection of new employees for vacant positions and recommends promotions. Counsels employees and recommends disciplinary action if necessary. Equalizes overtime as per contract agreement and records are kept with 100% accuracy. Plans for least amount of interruption to patient care, services of facilities during each trades person absence. Submits job descriptions when requested by Supervisors, evaluations by due date. Evaluates materials needed and submits orders for supplies, tools and equipment necessary for daily, weekly, monthly and annual work, special projects and the Preventive Maintenance program for the Maintenance Department on a timely basis. Supervises the care and inventory of tools and equipment by maintaining accurate, current files for all equipment and tools, inspects and services as required by the PM program, special agency recommendations and so record. Instructs and trains employees on proper use and care of all equipment and tools. Designs jobs, prepares material lists and provides instruction, simple diagrams and/or detailed plans when necessary to assist trades people in task accomplishment. Implements and supervises a PM program by routine inspection of all patient buildings and related support buildings. Checks work orders daily for accuracy of time, material, equipment, entries, completion status, etc. Maintains up-to-date files on all major repairs, alterations, additions, etc. Institutes and implements a safety program of everyday work habits, equipment and tool usage, establishes and enforces safety rules and regulations governing the use of fixed or portable power equipment, simple hand tools, mobile equipment and/or anything related thereto for personal use in their employment. Attends monthly Maintenance Supervisor meeting. Attends training as scheduled by Supervisor. Training may be provided by the Hospital or outside sources. Training may be job, safety or health related. Attends MANDT training (the level of necessary training may vary depending on position). All duties are performed in a neat, efficient, safe and professional manner in accordance with the Hospital Rules/Regulations and Policy/Procedures to maintain required standards. Duties may vary in accordance with need and related duties may be assigned. Performance is considered satisfactory when the above standards have been met. |
