Employee functions under supervision of Plumber Supervisor in Maintenance Trades Section of Facility Services department of Clarks Summit State Hospital. He performs repairs associated with Building Maintenance Trades related to carpentry, painting, electrical and plumbing. This position is an Essential Employee. |

Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. This is skilled work in maintenance and repair of buildings and equipment throughout the facility in several trades. Work involves exercising independent judgment in determining materials and work methods to be used. Use hand tools such as hammers, saws, chisels, rulers, manual and electric drain cleaners, wrenches, brushes, scrapers, trowels, etc. Ability and experience in use of power tools is expected, including but not limited to, circular saws, electric drills and hammers, table saws, grinders, belt sanders, Sabre saws, jointers, etc. Torches, electric drills, hammers, grinders, pipe threaders, Sawzall and core drills. Duties and responsibilities include, but are not limited to: Repair piping, cast iron and other waste lines, water supply lines to fixtures, toilets, sinks, temperature controls, pumps, drains and sewer lines. Repair heating units, such as piping, valves, traps, regulators, temperature controls, HAV units, hot water baseboard radiators. Repair steam and condensate lines on baseboard radiators by measuring, cutting, and threading various sizes of pipes. Operate pipe crimping equipment to repair leaking water or steam lines. Measure, cut, and thread various sizes of piping and test for leakage. Maintain systems by opening clogged toilets, urinals, traps, and drains. Inspect, calibrate, and repair all plumbing and heating equipment as needed. Check pneumatic thermostats, steam traps, steam regulators, condensate pumps and flushometers for proper operation and repair or replace as needed. Install pipe freezing equipment; solder ½”, ¾”, 1”, 2” copper lines. Check water temperatures to determine if hydro guards are at proper settings and adjust or replace as needed. Check water heaters to ensure tube bundle has not gone bad. Make minor electrical and mechanical repairs to machinery and electrical distribution systems and equipment. Repair and maintain electrical equipment and lighting. Inspect, install, repair, and maintain electrical equipment. Remodel walls, ceilings, and floors in new and existing buildings. Construct scaffolding, cabinets, shelving, bookcases, walls, etc.; form, pour and finish concrete. Paint and refinish furniture; paint/stain building exterior and interior walls, ceilings, floors, etc.; apply wallpaper to wall surfaces. Prepare surfaces to be painted, apply surfacing when required. Mix and match paint and stains using proper proportions of pigment, base and thinner. Estimate and requisition materials. Transport materials and equipment to job site. Document all required forms, including Maintenance Work Orders, requisitions, etc., completing accurately and in a timely manner. Note all parts used on Work Orders. May have to work in inclement weather situations to complete assignments. All work is completed in a neat and professional manner using proper tools and materials for each assignment. All necessary safety precautions are observed to protect patients, staff, and visitors. All work areas are cleaned, with materials stacked and secured at the end of the day and returned to original condition upon completion of assignment. Report any problems or deficiencies in the physical plant or equipment to immediate supervisor. Perform related work as required. ESSENTIAL FUNCTIONS: Perform skilled work at journeyman level in several trades, such as carpentry, painting, plumbing, electrical and mechanical equipment repair. Repair windows, doors, automatic door checks, window hardware, tables, chairs, wooden furniture, and roofs. Work with other tradesmen in repairing ventilation equipment, relays, contacts, safety switches, lighting fixtures, etc. Perform maintenance on heating equipment, electrical motor fans, pumps, refrigeration, dishwashers, washers, and dryers. Interpret and work from sketches and diagrams of work and from work orders. Identify defects in equipment, building fixtures, etc., and make appropriate repairs. Effectively communicate, interpret, and comprehend written and oral instructions from supervisors and provide information back to supervisors. Use and care for tools and equipment used to accomplish trades. Operate and maintain related power and hand tools. Perform heavy manual work, such as moving tools, equipment, and materials to and from work sites and storage areas. Equipment/materials may include wheelchairs, ladders, scaffolds, plywood, Plexiglas, wood, bags of concrete and/or sand, bundles of shingles, lumber, large diameter pipe or other items. Prepare surfaces to be painted. Remove old paint by use of burners, sandpaper, sandblaster, and scrapers. Apply surfacing when required. Apply paint to interiors and exteriors of buildings using a spray gun or brushes. Replace broken lights and sashes as required. Remove putty or glazing compound when necessary. Caulk window frames, door frames and other necessary louvers as required Rig and erect scaffolding, haul and erect ladders, clean brushes, spray guns and other painting equipment, and make minor repairs to equipment. Bend pipe; cut, ream and thread pipe; weld pipe and pipe fittings when necessary. Install, maintain and repair valves, faucets, traps, sinks, washbowls, and other sanitary fixtures. Install fixture supports and hangers. Pour molten solder over joints and spread and shape solder with a cloth. Maintain piping systems by opening clogged pipes and traps. Test for leaks by filling pipe with water under pressure and checking pressure with a gauge. Work beyond normal shift as emergencies arise. Be available to accept calls on weekends and after normal work hours. |
