Primary skills involve, maintenance and repair of refrigeration, ventilation, exhaust, heating, and air conditioning equipment and systems, and other appliances. Assignments will be through Maintenance and Preventive Work Orders and special oral and written instructions. |

Preforms complex repairs such as refurbishing air compressors to include installing and fitting connecting rods, crank shafts, piston rings, bearings, and bushings; overhauling valves by adjusting or replacing gaskets, springs, float, diaphragms, valves, fittings, seals, and couplings; and aligning motors and flywheel drives. Constructs, assembles, and installs HVAC and Refrigeration equipment and units working from blueprints, schematics, wiring diagrams, and other plans and specifications. An employee in this position identifies and troubleshoots complex equipment malfunctions which require analyzing equipment issues, preforming diagnostics, disassembling, and reassembling equipment, repairing, and replacing parts and controls, and testing to ensure proper function. Work includes installing, repairing, balancing, and maintaining divers’ systems and units preforming a variety of heating and air conditioning functions that may be powered by natural gas, electricity, or oil; regular interaction with the building automation system and technicians, to monitor equipment, troubleshoot issues, and test repairs; and interfacing and problem solving with other trades persons and workers on various projects. Work is preformed independently and reviewed upon completion by the supervisor. Diagnoses and troubleshoot mechanical issues and optimize energy usage in the HVAC systems by working with Building Automation Technicians to review the Building Automation system sequence of operation, features, trends, and settings. Assesses the probability of malfunctions and leaks by evaluating Building Automation system alerts and trend information, applying prescribe testing procedures, reviewing preventive maintenance history, and by visual and audio examination equipment. Removes, overhauls, cleans, and reinstalls pumps including disconnecting and reconnecting piping and electrical wiring as needed. Installs, services, repairs, and balances air handling equipment for single and multiple zone units to include lubricating components; cleaning filters and coils; change belts, bearings, fan blades, and squirrel cages; and installing and adjusting pulleys, sheaves, and bushings. Inspect, maintain, repairs, and installs heating and chilled water supply and return lines; checks temperature in condensate lines and traps; repairs or replaces traps as needed using temperature sensing and ultrasonic equipment; and cleans and repairs strainers, valves, operators, and other fittings. Inspects condensate stations to ensure proper operation of heating system; repairs, adjusts, or replaces controls, meters, and condensate tanks. Services, maintains, repairs, and replaces controls and sensing devices which are necessary for the proper operation of HVAC systems and auxiliary components. Measures, cuts, insulates, installs, and seals ductwork according to requirements. Conducts testing on water treatment systems, including sampling and documenting findings of closed and open loop chemical residuals; consult with higher-level worker or supervisor on results; and ads chemicals as directed. Preforms preventive maintenance on HVAC and refrigeration equipment that involves mechanical equipment supporting sensitive or highly controlled environments such as data centers or laboratories. Utilizes multi-meters to troubleshoot electrical problems with batteries, motor controls, refrigerators, power supplies, controllers, and wiring system. Assesses and determines the location of faulty equipment and the kind and type of supplies and work needed to repair and balance system. Assigns, demonstrates, and reviews the work of lower-level trades positions, laborers, and trainees on repair tasks for a specific work assignment. An employee in this job participates in the performance of other trades’ tasks consistent with operational organizational requirements. Operates a motor vehicle. Preforms related work as required. Identify and request parts and materials by manufacturer name, part numbers, and identification numbers with a complete description. Be proficient in the installation, inspection, and maintenance of, but not limited to, all Heating, Ventilation, Air Conditioning (supply and return), watercoolers, dehumidifiers, and Refrigeration equipment and systems. Maintain stable temperatures for the preservation of foods and liquids. In accordance with the Department of Health, USDA, and Hospital policy. Must be proficient in the use of all hand and power tools of the HVACR trade. Clean and make repairs to all equipment and tools. Must maintain a suitable environment for patients, employees, and the public. In accordance with Department of Health, Department of Human Services, National Electrical Code, and ASHRAE standards. Must be able to work from step ladders, extension ladders, lift equipment and, scaffolding as necessary. Must use all types of safety precautions when using any types of ladders, lift equipment, and scaffolding i.e., safety standards, and requirements for anchoring and personal protective equipment. Performs heavy manual work to maneuver, lift, and carry heavy equipment, materials, and tools. Wears an appropriate respirator and protective clothing, and other Personal Protective Equipment for personal protection from confined space hazards and other environmental conditions, such as asbestos-containing materials (ACM) or lead-containing materials (LCM), while performing maintenance duties. Must document all work on, work orders and preventive maintenance forms. Interprets and comprehends blueprints, wiring diagrams, schematics, and shop drawings. Must work in confined areas at extreme temperatures (hot and cold) and, under dusty conditions. Must work outdoors under extreme weather conditions Employee responds and participates by aiding in all aspects of emergency snow/ice removal efforts, to maintain a safe environment of care for the patients and staff. A few examples include shoveling, de-icing, operating mechanical snow removal equipment, sweeping etc. Must obtain and maintain CPR certification and utilizes skills as necessary. Communicates clearly and concisely with supervisors and staff verbally or in writing; uses communication devices, i.e., telephone, two-way radio and in writing. Must keep a log of all refrigerants by type. By logging in pounds and ounces, what has been received, used, and removed from the refrigeration equipment. Attend all required training. And all other duties as assigned. |
