Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. Supervise a building maintenance program to ensure efficient and uninterrupted operation of the entire building and all related equipment within the facility. Ensure work orders are completed. Supervise, schedule, and assign work to various employees under maintenance performing building and grounds maintenance and repairs. Inspect work in progress and completed work for compliance to specifications and codes. Maintain employee time records, schedule work assignments, and arrange for days off, including vacation and sick leave. Perform supervisory duties such as conducting performance evaluation and progress reviews, approving/disapproving leave requests, interviewing applicants and making recommendations for hiring, evaluating any employee complaints and grievances and investigating and making recommendations involving disciplinary actions. Plan, conduct, and recommend training sessions to promote staff development and more efficient methods for the Maintenance Department. Read and interpret blueprints and specifications for new construction and renovation projects. Make sketches for improvement and alternations to building, grounds, and equipment. Supervise and establish an inventory system to ensure adequate supplies and equipment. Oversee issuances of equipment, tools, and supplies to staff necessary to perform related tasks. Receive emergency maintenance calls, conduct on site reviews of emergency, establish work priorities, and assign employees to make necessary repairs. Conduct departmental meetings, discuss problems, identify solutions, and explain policies and procedures. Apply knowledge of occupational hazards and safety precautions of building and grounds maintenance, new construction, and renovation work. Perform skilled and semi-skilled tasks in repair and maintenance of grounds, building, equipment, and machinery. Perform all other related duties as directed by oral or written assignments to maintain the safe and efficient operations of the facility. Plan and supervise daily activities of Equipment Operators to include all resident transportation requirements for which the facility is responsible. Schedule and assign all facility related transportation duties such as resident transportation and snow removal. Performs work in accordance with the DMVA general safety rules and safety rules for this position. Immediately reports all workplace injuries or incidents to the supervisor; and/or immediately corrects any safety hazards in the work area or reports same to supervisor. Support the facility QAPI plan by actively participating in QAPI efforts; identifying opportunities for improvement; leading PIP teams; managing processes; collect and analyze data; and coaching and mentoring staff in the use of QAPI tools and techniques. Use personal protective equipment when required such as gloves, masks, etc. Perform other related duties as required. |
