Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. The Facility Maintenance Manager I functions as a staff member in the Maintenance Department under the supervision of the Facility Maintenance Manager 3. Determines priorities; prepares preliminary sketches for maintenance repair and renovation projects; inspects work to insure compliance to plans, specifications and technical trades standards; inspects work to insure compliance with departmental and occupational safety standards and proper precautions for handling hazardous substances. Develops and directs a program of ongoing preventive maintenance. Carries out responsibilities with minimal instructions; ie. prioritization, problem solving and implementation of operational improvements. Prepares purchasing documents for, and controls the issuance of, equipment, supplies and materials to be used in building maintenance and repair; ensures an adequate inventory of supplies and equipment are on hand for approved projects. Enters purchase requests into the computer APR system. Assists in the coordination of facility construction, renovation and demolition projects with agency consultative staff and DGS Inspectors. Monitors the performance of contractors engaged in repairs to buildings and equipment to insure their compliance to specifications. Prepares annual and special budgetary requirements for the facility Maintenance Department. Approves leave requests, gathers information and writes performance evaluations for assigned staff. Assists with interviewing and hiring or recommends applicants for employment. Administers or assists in administering collective bargaining agreements, evaluates and responds to employee complaints and grievances. Assists in the review and development of policies and procedures. Reviews and identifies training needs of staff, initiates training recommendations, conducts training and demonstrates more efficient work methods. Participates in meetings and training sessions as necessary. Fills in for Facility Maintenance Manager as needed. Performs other related work as required. Essential Job Functions 1. Exercise therapeutic care, custody, and control over inmates 2. Manage facility maintenance programs and operations through subordinate staff 3. Supervise, evaluate, and direct the work of subordinate staff 4. Reach, bend, stoop, pull, push, kneel, lift, climb, and grasp 5. Spend prolonged periods of time standing or walking 6. Spend prolonged periods of time working indoors as well as outdoors in all weather conditions 7. Effectively communicate verbally and in writing 8. Maintain regular and reliable attendance 9. Work mandatory overtime, with little or no advance notice, whether on or off duty at the time of notification 10. Use and maintain various equipment and tools used in facility maintenance 11. Operate basic office equipment 12. Properly wear all portions of assigned uniform 13. Establish and maintain effective working relationships 14. Visually observe inmates’ activities 15. Be mobile over all types of physical surfaces and levels 16. Hear and identify sounds (voices, whistle, buzzer, lock release, scuffling, sudden quiet) 17. Attend and participate in all mandatory training and/or testing 18. Travel as required |
