Position Purpose:
Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. 

The purpose of this position is to perform maintenance, inspections, calibrations, repairs, replacement, and installation of mechanical, DDC, electronic, electrical, & pneumatic components of the automated building control systems within DGS owned or managed facilities. Work is performed independently and may include assisting a higher-level trades person or supervisor with more complex assignments. Work includes mitigating and responding to facility emergencies during normal business hours and after-hours.

ESSENTIAL EMPLOYEE – REQUIRED TO REPORT TO WORK DURING EMERGENCIES AND OFFICE CLOSINGS.

Provides initial response and review to mechanical equipment or BAS system issues and takes steps to mitigate building or facility damages by first reviewing the BAS system alarm logs, field verifying alarms by physically checking the controlled mechanical equipment or controlled end device(s) and identifying deficiencies, documents issues and executes approved repairs, or consults with higher-level trades person or supervisor on more complex deficiencies. Mitigation may include deploying leak divertors or other water containing apparatuses until final equipment repairs can be determined and executed.

Accesses and navigates the Automated Logic, Johnson Controls, Delta, and/or Siemens building automation systems to diagnose and troubleshoot HVAC system performance issues and suggests changes for review by higher-level trades person or supervisor that would optimize energy efficiency; reviews trend information, sequences of operation, and equipment settings to ensure department standards of operation have been deployed within BAS system; corrects or establishes any missing data trends or settings. Recommends solutions to address environmental issues with temperature, humidity, noise, etc.

Performs preventative & corrective maintenance and routine repairs on pneumatic control systems by following department wide established procedures or referring to equipment O&M manuals including replacing/rebuilding air pressure reducing valves; exercising relief valves, rebuilding pneumatic valves/damper actuators, calibrating pilot positioners, replacing solenoids, rebuilding & replacing pneumatic thermostats; manually operating E/Ps or using handpumps or other signal generating equipment to validate end device or component operation; documents work completed.

Performs preventative & corrective maintenance, routine repairs, installations & configurations of DDC control system components by following department wide established procedures or referring to equipment O&M manuals; including replacing valve/damper actuators, calibrating & replacing thermostats, temperature, pressure, or other sensors; manually operating or using signal generator to validate end device or component operation; identify and troubleshoot issues related to hardware, software, communication, and network connectivity; components are replaced if calibration attempts require adjustment outside department established standards or adjustments fail to comply with manufacturers recommendations.

Monitors BAS system performance through data analysis and trending to identify inefficiencies, abnormalities, and potential energy-saving opportunities. Adjusts control system setpoints and schedules to optimize energy consumption while maintaining occupant comfort. Performs commissioning tasks by checking controller I/O and confirming signals at end devices, and verifying end device operation is correct reaction to signal.

Provides on-the-job training to lower-level trades person or other entry-level BAS system users to ensure they can successfully access, navigate, and develop an understanding of the system(s) graphics, the sequences of operations, and trending available. Remains current with emerging technologies, industry standards, and best practices related to building automation.

Assists contract staff in identifying and diagnosing BAS system malfunctions by reviewing trend data, alarm logs, and assisting with diagnostic testing or program simulations, physically checking equipment functionality, using signal generators to manipulate end devices, etc.

Works closely with HVAC and other trade staff and provides technical support, remotely or in-person, with troubleshooting and resolving issues with equipment or devices controlled by the BAS systems; reviews sequences of operations, alarm logs, and locked value reports to ensure equipment is still meeting needs of spaces, notes any adjustments needed for consideration by supervisor; remotely commands or enables end devices for purposes of verifying operations; review alarm log to ensure nuisance alarms are documented for elimination.

Creates, modifies, or updates graphic packages within the BAS system user interfaces to accurately reflect field conditions of equipment controlled by the BAS systems.

Assists higher-level BAS Technicians or Supervisor in the development of ATC design criteria and specifications for in-house projects and JOC projects by reviewing equipment design drawings, establishing the sequence of operations based on desired system deliverables, and conducting site visits to gain understanding of the projects goals and objectives. Collaborates with project teams and contractors to ensure proper integration of BAS with new or existing buildings.

Demonstrates established maintenance procedures to trainee or other trade person staff.

Utilizes blueprints, record drawings, shop drawings, electrical schematics, or other available documentation to identify system or equipment components and to locate equipment. Maintains accurate records of BAS system installations, configurations, maintenance activities, and repairs. Documents any changes made to BAS programming or equipment for future reference and compliance purposes.

Cares for and uses Commonwealth issued electronic resources (computer, iPhone, iPad) to access and navigate the computerized maintenance management system (CMMS) to receive and review work assignments. Properly charges time against work assignments and adds notes to work orders that document the details of the work performed.

Adheres to department safety protocols; ensures lower-level trades personnel adhere to department safety protocols; and identifies any safety concerns to supervisor.

Participates in the performance of other trades’ tasks, including lower-level trades’ tasks, consistent with operational and organizational requirements.

Operate motor vehicle or other self-propelled equipment when requested.

Performs other related duties as assigned.

The incumbent of this position performs the above duties and responsibilities with general direction. Day-to-day, routine maintenance, and standard repair actions of the are handled independently. Issues exceeding the scope of routine maintenance and repair, or issues which require the assistance of additional personnel, may be discussed with the position’s supervisor and/or reviewing officer. Issues that could result in significant impacts to building, facility, or campus mechanical operations must be discussed with the position’s supervisor and/or reviewing officer prior to acting.
