Position Purpose: Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. This position is located at Middletown Airbase, Air National Guard. It is responsible for the maintenance, adjustment, monitoring and operation of heating, ventilation, and air conditioning (HVAC) systems, temperature controls, and related equipment. Work includes a very wide range of equipment fed by natural gas, LP, oil and electric and includes split, package, rooftop, ground source, chillers and refrigeration units. Several buildings also require computer room units in highly sensitive areas in which HVAC failure is not accepted. Employee will inspect, troubleshoot, repair and/or replace HVAC/R devices and equipment as needed. Work is highly technical, and incumbent should possess good knowledge of standard HVAC/R physics and law. This is mostly lead work in order to limit our exposure to contractors. |

Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. Perform scheduled Preventive Maintenance (PM) on all HVAC systems, specializing on gas fired units and appliances. Assist in the installation of liquid petroleum/natural gas related equipment. Test for any leaks, gas lines, and general operation. Clean, test, adjust and calibrate pneumatic and electronic controls, sensors and actuators. Monitor and evaluate systems performance to determine when sub-systems are not performing properly and impacting the efficient operation of the overall system. Monitor, adjust and calibrate air dampers to achieve the proper design of air flow and the balancing and modulating valves to achieve the proper design flowing water in the hydronic system. Identifies and troubleshoots complex equipment malfunctions; performs diagnostics; assembles and disassembles units; tests to ensure functionality; services systems that support commercial and multi-unit residential buildings at Middletown Airbase. Troubleshoot and repair or replace electrical controls. Determine electrical loads on equipment and make material lists to install circuits. Ensure that all electrical work is performed in accordance with the National Electrical Code for the safety of users. Read blueprints and install wiring for new heating and cooling systems, pumps, motors, etc. Prepare estimates and requisitions essential material and equipment for the installation, repair and maintenance of various HVAC control units. Prepare material lists of assigned jobs, maintain records of work performed and material utilized, and return any unused materials and equipment to stock. Operate a variety of HVAC tools. Maintain assigned tools and equipment in good working condition. Perform preventive maintenance and make minor repairs to assigned tools and equipment such as cleaning, oiling, and adjusting. Maintain knowledge of occupational hazards and exercise safety precautions of the trade. Use assigned/issued Personal Protective Equipment (PPE) in the performance of assigned duties. Performs work in accordance with the DMVA general safety rules and safety rules for this position. Immediately reports all workplace injuries or incidents to the supervisor; and/or immediately corrects any safety hazards in the work area or reports same to the supervisor. Perform other related duties required. **Must pass a favorable NCIC screening and possess one of the following for admittance to (location): valid REAL ID-compliant driver’s license; other REAL ID-compliant identification cards; alternative acceptable document such as a passport; or military/CAC/retirees’ ID card.** |
