Position Purpose: Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. This position serves in the PLCB's Central Office Maintenance Division at the Northwest Office Building (NWOB). This position is responsible for performing maintenance of various trades including electrical, plumbing, HVAC, carpentry, and painting throughout NWOB. Participates in the building's maintenance and repair program by performing skilled and semi-skilled tasks as required to include painting, masonry, plumbing, electric, carpentry, and other duties as necessary to ensure the upkeep and safety of the NWOB and grounds. |

Description of Duties: Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor. Applies standard and industry best practices, processes, tools, and materials involved in trades related to general building maintenance. Acts in compliance with agency standards and safety regulations. Maintains occupational hazards and safety precautions during all aspects of building maintenance. Paints and decorates interior or exterior of building including walls, ceilings, floors, windows and any other surface deemed necessary by management, using brush and roller application techniques. Refinishes office furniture and other items as needed with the appropriate finish materials. Tapes, patches, and finishes sheetrock partition walls throughout the NWOB. Repairs and refinishes damaged plaster walls throughout the NWOB. Performs masonry work in connection with NWOB concrete floors, sidewalks and walls. Moves office furniture and equipment. Assembles and installs new wood or metal furniture. Replaces or fabricates parts, to replace parts which are worn or lost. Installs and maintains modular furniture. Installs and repairs hardware for doors, windows and furniture. Remove, glue, replace and fit carpet tiles to the floors throughout the NWOB. Installs fluorescent and incandescent lights inside and outside building. Installs electrical circuits and electrical floor and wall plugs. Opens concrete and wood floors for access to grid raceways for electrical and communications purposes. Manufactures electrical extension cords. Installs and repairs venetian blinds and other window treatments. Installs, maintains, and removes metal partitions. Manufactures replacements for lost or worn parts for these items. Maintains doors and window sash. Cleans, conditions, and sharpens tools and safety equipment. Performs cabinetwork in the manufacture of sign holders, stands, frames and other items requiring wooden materials. Operates woodworking and metal power equipment and use all hand tools in shop. Installs and maintains plumbing fixtures. Accomplishes minor plumbing work inside and outside the building. Installs and repairs ceramic and vinyl tile floor and wall coverings. Paints and maintains in clean condition machinery and facilities located in the shop areas, including pipes, bases, motors, floors, office area, etc. Operates and performs preventative maintenance on the NWOB heating, ventilation, and air conditioning (HVAC) system and equipment which includes two York 250-ton Chillers, one BAC cooling tower, two Data Aire Inc, Dap III air conditioning units, two Data Aire Inc. fan units. Air handler units 1, 2, 3, 4, and 6, Dunham Vacuum Pumps and a steam converter. Maintain and adjust settings on the Johnson Control’s Metasys building control system to achieve comfort and optimal energy conservation. Posts, maintains, and interprets records of chart and gauge readings pertaining to temperature, humidity and refrigerant pressures. Reports malfunctions or abnormal readings and takes corrective action as instructed by management. Inspects all equipment for defects, makes proper repairs or adjustments by referring to appropriate trouble-shooting guides and checklists. Adjusts controlling devices such as thermostat, humidistat, and dampers in conjunction with air conditioning requirements and complaint calls that are received through proper channels from building occupants. Inspects pneumatic control systems, including air compressors and automatic regulators; takes corrective action as required, reports malfunctions to management. Responds promptly to emergency calls involving maintenance division problems which occur at any time of the day or night. Receives, examines, and records the receipt of equipment, tools, paint, lumber, electrical and plumbing supplies, etc., which are stocked and utilized by the maintenance division. Operates a 2500-pound capacity electric forklift to load/unload heavy items. Maintains the charge level of the battery by connecting the forklift to the battery charger as needed. Performs daily inspection of the forklift and logs results on inspection sheet. Uses pallet jack or other dollies and carts to move materials around the NWOB. Uses an automobile from the vehicle pool to make purchases and pick-ups of petty cash items and/or emergency items for the maintenance division. Operates the maintenance truck to make purchases and pick-ups of petty cash items and/or emergency items for the maintenance division. Operates maintenance truck w/ plow, snowblowers, John Deere Gator, salt spreader and shovels to maintain snow and ice free NWOB sidewalks and parking lots. Safely removes and cleans up lead from windows, doors, and any other surface using commercially available paint removal products. Logs work hours and materials used on work orders and submits via online work order system for review by management. Responds to any emergencies that may occur that require the efforts of the maintenance division, including serving on the NWOB Fire Safety Team in a capacity as determined by the maintenance chief who serves as the building fire marshal. Attends fire safety and other training as directed. Raises the U.S. and state flags. This position frequently requires the use of a computer to complete online training, work orders, research of products and materials, send emails, enter leave requests and communicate with other employees as needed pertaining to maintenance requests. This position has been identified as possessing essential functions that are necessary for the PLCB to continue performing its mission critical essential functions during an emergency. The incumbent in this position is considered an “Essential Employee” and may be required to report to work or continue to work at any time the agency suspends operations. PLCB’s continuity plan provides guidance regarding the functions this position may be responsible for during an emergency. Performs other related work as required by management. |

Forwards all repair-related complaints or concerns expressed by NWOB employees to management for action. |
