Position Purpose:
Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. 

This position is assigned to the Maintenance Department at Torrance State Hospital and works under the supervision of the Facility Operations Manager. Employee is responsible for the grounds of approximately 373 acres, consisting of lawns, tree grove areas, roads, parking lots, and right of ways. Also assists painters, plumbers, electricians & carpenters with various tasks throughout the property.

Description of Duties:
Describe in detail the duties and responsibilities assigned to this position. Descriptions should include the major end result of the task. Example: Types correspondence, reports, and other various documents from handwritten drafts for review and signature of the supervisor.

Duties entail the care of lawns, flower beds, trees and shrubs, snow removal, hauling furniture, equipment and supplies, cleaning right-of-ways, curbs, ditches and parking areas, minor patchwork on roads and assisting Maintenance and Transportation Department as needed and directed, and also proper and efficient pickup and delivery of infectious waste. This position has limited direct care interaction, but the employee is expected to interact with adult and geriatric populations, as appropriate.

Mows and trims grass with hand and gas-powered equipment, trims hedges, shrubs, trees, and cleans grounds around buildings and groves by removing leaves, branches, trees and stumps. May use chain saws.

Removes snow/ice from patient and employee walkways, ramps, docks, porches, steps, etc., and sanding of same areas.

Assists in loading/unloading of shipments and deliveries, delivers and stores furniture and equipment to designated areas.

Transports building furniture, equipment, etc to assigned relocations: repair shops, etc.

Carries out pickup and delivery of infectious waste to designated/area as per Policy/Procedure Nos. 75-33 and 115-131.

Performs manual labor for tradesmen such as digging trenches, backfilling, excavating for formwork and foundations, mixing mortar, tending bricklayers, etc.

Cleans pipe tunnels, storm drains, window wells, ditches, etc.

Assists Sewage Plant Operator at Disposal Plant during sludge removal periods and delivery of chlorine.

Maintains water line right-of-way between Hospital and impoundment dam (3.5 miles).

Assist with fertilizing, liming and sowing of grounds and also with cleaning, maintenance, and operation of self-propelled equipment.

Makes brief and accurate reports and keeps routine records such as Torrance State Hospital asset numbers when transferring furniture and equipment. This is done accurately and meets the standards of the Hospital Preventive Maintenance Program and Policy/Procedures regarding inventory numbers.

Uses steam jenny to clean infectious waste containers/trucks/mowers and other equipment.

Patches roads with patching materials and uses tampers.

Drives truck/van to pick up/deliver infectious waste.

Drives truck or van going from one job to another.

Drives a car to transport patients/employees and to pick up/deliver drugs when there is a shortage of employees in Transportation.

Assists Painters, Carpenters, Electricians, and Plumbers with various jobs and types of tools such as electric drills/sanders/screwdrivers, jackhammers, etc.; paints and spray paints, mixes paint, repairs picnic tables and wheelchairs, lays floor tile, builds forms/ramps, replaces windows/screens, lays and fits pipe, mixes and places cement, pulls electric and fiber cables, and fixes roofs as needed and scheduled by Supervisor.

Drives tractor to/from storage and hauls items from place to place.

Operates mowing/lawn equipment to mow grass.

Keep area clean of debris and hazards.

Assists Mechanic with major breakdowns and repairs. Mows grass, mulches leaves, operates snow blower and sharpens blades as needed and directed by Supervisor.

Employee performs asbestos abatement duties as per applicable policies if employee is part of the Hospital asbestos program. Employee is medically monitored and re-certified annually.

Attends training as scheduled by Supervisor. Training may be provided by the Hospital or outside sources. Training may be job, safety or health related.

All duties are performed in a neat, efficient, safe and professional manner in accordance with the Hospital Rules/Regulations and Policy/Procedures to maintain required standards. Duties may vary in accordance with need and related duties may be assigned.

Performance is considered satisfactory when the above standards have been met.
