Position Purpose:
Describe the primary purpose of this position and how it contributes to the organization’s objectives. Example: Provides clerical and office support within the Division to ensure its operations are conducted efficiently and effectively. 

The purpose of this position is to provide support for BAS system Projects and for designing and commissioning equipment integrations. The position also performs installations, diagnoses and resolves building-wide or campus wide issues of mechanical, DDC, electronic, electrical, & pneumatic automated building control systems within DGS owned or managed facilities. Work is performed independently and may include assisting a supervisor with more complex assignments. Work includes mitigating and responding to facility emergencies during normal business hours and after-hours.

ESSENTIAL EMPLOYEE – REQUIRED TO REPORT TO WORK DURING EMERGENCIES AND OFFICE CLOSINGS.

Collaborates with engineers, architects and contractors for design, implementation, and manage systems that control a building's environment, including lighting.

Provides installation of HVAC, Lighting and BAS systems and components.

Provide Technical support and troubleshooting for HVAC, Lighting and Building automation systems,including diagnosing and resolving programming, software and graphic issues.

Provides and implements resolutions to BAS systems / mechanical equipment failures.

Identifies and repairs, deficiencies, documents issues, and execute approved repairs, or consult with supervisor or more complex deficiencies.

Accesses, navigates and programs the Automated Logic, Johnson Controls, Delta, and/or Siemens building automation systems. Diagnose and troubleshoot building-wide malfunctions within the BAS system subnetwork and executes correction that would return equipment to operation and facility to occupiable status. Work also includes executing modifications that optimize energy efficiency; reviewing trend information, sequences of operation, and equipment settings to ensure department standards of operation have been deployed within BAS system; corrects or establishes any missing data trends or settings.
Implements solutions to address environmental issues with temperature, humidity, noise, etc.

Performs preventative & corrective maintenance and routine repairs on pneumatic control systems by following department wide established procedures or referring to equipment O&M manuals including replacing/rebuilding air pressure reducing valves; exercising relief valves, rebuilding pneumatic valves/damper actuators, calibrating pilot positioners, replacing solenoids, rebuilding & replacing pneumatic thermostats; manually operating E/Ps or using handpumps or other signal generating equipment to validate end device or component operation; documents work completed.

Performs preventative & corrective maintenance, routine repairs, installations & configurations of DDC control system components by following department wide established procedures or referring to equipment O&M manuals; including replacing valve/damper actuators, calibrating & replacing thermostats, temperature, pressure, or other sensor; manually operating or using signal generator to validate end device or component operation; identify and troubleshoot issues related to hardware, software, communication,
and network connectivity; components are replaced if calibration attempts require adjustment outside department established standards or adjustments fail to comply with manufacturers recommendations.

Monitors BAS system performance through data analysis and trending to identify inefficiencies, abnormalities, and potential energy-saving opportunities. Adjusts control system setpoints and schedules to optimize energy consumption while maintaining occupant comfort. Performs commissioning tasks by checking controller I/O and confirming signals at end devices, and verifying end device operation is correct reaction to signal.

Provides on the job training to lower-level trades, person or other entry-level BAS system users to ensure they can successfully access navigate and develop an understanding of the systems graphics sequence of operations and trending data.

Remains current with emerging technologies, industry, standards, and best practices related to building automation and its related components.

Works closely with HVAC and other trade staff and provides technical support, remotely or in-person, with troubleshooting and resolving issues with equipment or devices controlled by the BAS systems; reviews sequences of operations, alarm logs, and locked value reports to ensure equipment is still meeting the needs of spaces.

Designs or Assists Supervisor in the development of ATC design criteria and specifications for in-house projects and JOC projects by reviewing equipment design drawings, establishing the sequence of operations based on desired system deliverables, and conducting site visits to gain understanding of the project’s goals and objectives. Collaborates with project teams and contractors to ensure proper integration
of BAS with new or existing buildings.

Utilize blueprints, record drawings, shop drawings, electrical schematics, or other available documentation to identify system or equipment components and to locate equipment. Maintains accurate records of BAS system installations, configurations, maintenance activities, and repairs. Updates documentation, riser diagrams, etc. to reflect any changes made to BAS system or equipment programming for future reference
and compliance purposes.

Cares for and use Commonwealth issued electronic resources (computer, iPhone, iPad) to access and navigate the computerized maintenance management system (CMMS) to receive and review work assignments. Properly charges time against work assignments and adds notes to work orders that document the details of the work performed.

Adheres to department safety protocols; ensures lower-level trades personnel adhere to department safety protocols; and identifies any safety concerns to supervisor.

Participates in the performance of other trades' tasks, including lower-level trades' tasks, consistent with operational and organizational requirements.

Works on ladders and platforms.

Operates motor vehicles.

Performs other related duties as assigned.

The incumbent of this position performs the above duties and responsibilities with general direction. Day-to-day, routine maintenance, and standard repair actions of the are handled independently. Issues exceeding the scope of routine maintenance and repair, or issues which require the assistance of additional personnel, may be discussed with the position’s supervisor and/or reviewing officer. Issues that could result in significant impacts to building, facility, or campus mechanical operations must be discussed with the position’s supervisor and/or reviewing officer prior to acting.
